Short answer: for 10–14 people on the beach in Dubai, book one large 3–4 bedroom apartment in a beachfront tower by JBR — or several apartments in the same tower. RentalHo's 4-bedroom beachfront apartments by JBR sleep 12–14, from about AED 440 a night as of late October 2026; peak season costs considerably more.
This guide covers where the large apartments are, what they cost, when one big apartment beats several smaller ones, and what a big group should check before booking — written by RentalHo, which operates holiday homes in Dubai Marina and JBR.
Where the large apartments are
Our large inventory sits along the beach at the JBR end of the coast:
| Tower | Where it is | Who it suits |
|---|---|---|
| Al Fattan Marine Towers | JBR, on the beachfront | Families who want the beach as the centre of the trip |
| Dorra Bay | Dubai Marina, at the JBR end | Groups who want the beach and Marina Walk within walking distance |
| The Point | Dubai Marina, at the JBR end | Groups who want to be between the beach and the Marina |
All three put you within walking distance of JBR beach, The Walk and the Dubai Tram, which links Dubai Marina and JBR to the Metro. For a wider comparison of the two neighbourhoods, see Dubai Marina vs JBR.
What large apartments cost
Lowest available nightly rate per listing on our site, as of late October 2026:
| Apartment | Sleeps | Nightly rate from |
|---|---|---|
| 3-bedroom | Varies by apartment | AED 535–760 |
| 4-bedroom beachfront by JBR | 12–14 | AED 440–1,540 |
| Two apartments in the same tower | Depends on the mix | The two quotes added together |
These rates change daily and depend on the dates, which is why the cheapest 4-bedroom can sit below the cheapest 3-bedroom on a given day. Peak season (roughly November–March, New Year and major events) can run 2–3× the floor. At the floor, a 4-bedroom shared by 12 people works out at under AED 40 per person per night; check the quote for your actual dates.
One large apartment vs several in the same tower
| One 4-bedroom apartment | Two or more apartments, same tower | |
|---|---|---|
| Shared space | One living room and kitchen for everyone | Each family has its own living room and kitchen |
| Privacy | Bedrooms only | A full apartment per family |
| Logistics | One booking, one check-in | Several apartments, but all in the same building |
| Availability | Few very large units — they go first in peak season | More combinations, easier on busy dates |
| Best for | One extended family that wants to be together | Several families or friends travelling together |
For big groups, RentalHo can arrange several apartments in the same tower when availability allows — message us with your dates and group size and we'll tell you what combinations exist.
What a big group should check
- How the "sleeps" number is made up. Check the bed configuration on each listing — beds, sofa beds, cots — rather than only the headline number.
- Building rules. These are residential towers: visitor access, pool and gym rules are set by the building. If you're planning a celebration, ask before you book.
- Guest registration. Every apartment is a DET-registered Holiday Home, so passport or ID details for every guest are needed before arrival. With 12–14 people, collect them early.
- Arrival times. Check-in is from 15:00 and check-out at 11:00 for everyone; earlier or later times are by request, for an hourly fee, subject to availability.
- The security deposit. It's refundable and shown before payment.
- Booking early. Large apartments are the scarcest units in peak season — see our New Year's Eve and peak season guide.

Frequently asked questions
Which Dubai apartments sleep 12–14 people near JBR beach?
Four-bedroom beachfront apartments by JBR. RentalHo's sleep 12–14 and are in Al Fattan Marine Towers in JBR, and in Dorra Bay and The Point at the JBR end of Dubai Marina — all within walking distance of JBR beach and The Walk.
How much does a 4-bedroom apartment near JBR beach cost per night?
As of late October 2026, RentalHo's 4-bedroom beachfront apartments by JBR start between about AED 440 and AED 1,540 a night, depending on the apartment and the dates. Rates change daily and peak season (roughly November–March) can be 2–3× the floor.
Can we book several apartments in the same building for a big group?
Often, yes. When availability allows, RentalHo can arrange two or more apartments in the same tower so families each have their own space. Message us on WhatsApp with your dates and group size to see the combinations available.
Is JBR good for families with children?
Yes — it's generally the strongest family choice in this part of Dubai because the towers sit right on the beach, with The Walk's restaurants and the tram at hand. Dubai Marina, a 10-minute walk away, adds more dining and the metro.
Do all guests need to send ID before a Dubai holiday home stay?
Yes. Holiday homes in Dubai are registered with the Department of Economy and Tourism (DET), and guest registration requires passport or ID details for the guests before arrival. For a large group, gathering them early avoids delays at check-in.
