Why booking early matters

• Prices usually rise as dates fill. Dynamic pricing tends to move up as availability shrinks, so a late booking rarely gets the early price.
• You lock in the total. Once you pay, the itemized total is confirmed; later price changes don't affect your booking.

For New Year, booking several months ahead gives you the most choice. Last-minute availability does exist, but expect fewer options and higher rates.

Minimum stays over New Year

Over the Christmas–New Year period minimum stays are common in Dubai: many apartments require a minimum number of nights. In practice:

• If a short search shows no availability, try a longer stay — the apartment may simply have a minimum for those dates.
• The minimum, if any, shows up when you choose your dates; you don't need to ask.
• Weekly discounts are applied automatically from 7 nights, which can soften the cost of a longer peak stay.

Check-in and check-out around 31 December

• Check-in is from 15:00 and check-out at 11:00. Early check-in or late check-out is possible by request for an hourly fee, subject to availability — around New Year, apartments usually turn over the same day, so don't build plans on it.
• Arrive early on 31 December. Expect heavy traffic, crowds and road closures across the city in the evening. Arriving in the afternoon is far easier than at night.
• Plan 1 January too. Check-out is still 11:00 the morning after; arrange transport to DXB (about 30–40 minutes by taxi in normal traffic) with time to spare.
• Send guest details early. Every apartment is a DET-registered Holiday Home, and guest registration needs passport or ID details before arrival. Sending them early avoids a delay on the busiest day of the year.

New Year's Eve fireworks in Dubai draw huge crowds, and the official locations and viewing arrangements are announced each year — check official sources rather than assuming.
